PRIMUS PROPERTY GROUP WAS ESTABLISHED TO MEET A SPECIFIC GAP IN THE MARKET.

 

Primus Property Group (PPG) owners Duncan Melville and Colin Turner have over 45 years experience as property developers, funders, real estate advisers and cost/programme advisers to developers, investors, contractors and public sector bodies.

With their background across all components of the built asset life cycle it became clear to them that the traditional approaches to funding, appraisal and development needed to be updated to give our investors and partners an advantage in the more demanding, modern real estate market.

PPG offers a full complement of expertise and capability required to be successful in this new development environment. In particular, Duncan and Colin believe the time is right for a more forensic approach that combines market analysis, financial and development appraisal, cost, sales and programme scenarios that begin with the defined exit as the starting point.

This has struck a chord with a range of investors and clients who want to both maximise their returns and spend less time chasing the wrong opportunities.

Duncan Melville, OWNER AND DIRECTOR

 

Duncan has been involved with residential and property development all his professional life. Over the last 10 years he has overseen the site identification, appraisal and construction of 5,000 housing units, hotels, leisure schemes, offices and distribution units, with a particular focus on the North of England. His 20 years experience and expertise covers all stages of the property life cycle.

He was previously the Regional Managing Partner for the North of England and Northern Ireland for EC Harris LLP, a world leading built asset project management and cost consultancy firm. As well as being a member of their UK Leadership Team he was also a member of the UK Residential Cabinet. He led teams and personally delivered advice to clients on development values, procurement, contract, programme and build costs. He was a Member of the Yorkshire CBI Regional Council from 2010 to 2012 and the Regeneration and Housing Committee of the Leeds Chamber of Commerce.

As a Director of DTZ, a global real estate advisory firm, Duncan was responsible for establishing their English Housing Consultancy offer and leading their Development Consultancy Team for the North of England. In this role he provided advice to developers, land owners and central and local government on optimal land uses, residential values, development feasibility, planning, and market supply and demand drivers.

At Northern Rock plc he was responsible for a £750m syndicated residential loan portfolio. This involved financial due diligence, debt and loan covenant structuring, business plan evaluation, loan and contract’s negotiation and determining the bank’s optimum contribution and risk.  He was the bank’s representative on the Council of Mortgage Lender’s Social Housing Panel.

He brings his wealth of knowledge across each stage of the development process to ensure all income and cost components of any development are robust and validated.

Colin Turner, OWNER AND DIRECTOR

Colin has over 25 years experience in the Property Sector, acting both as a consultant to private and public bodies for 18 years followed by 7 years working directly in the development of residential, student, retail, restaurant and hotel schemes.

As a Partner with EC Harris LLP for 8 years, Colin focused on residential and mixed-use developments in the North of England, with responsibility for leading multi disciplinary teams in the delivery of projects up to £100m in value. As Project Director for Iliad Group he took responsibility for the delivery of residential, hotel and restaurant schemes across Liverpool and Manchester, followed by a period of 5 years undertaking his own developments.

Colin has particular expertise in complex development projects with a clear understanding of how to deliver projects successfully; focussing on identifying a route map for success and effectively managing multi-disciplinary teams through the opportunity identification, planning, delivery and sales stages.

Specific skills in appraisal modelling have been refined and Colin has also created bespoke and powerful financial toolkits to assist in determining bespoke solutions that both identify an optimum return and, most importantly in the current economic market, a deliverable plan. These models are generally used to drive design development by quickly testing the viability of options as well as identifying the benefits case for each stakeholder and funder.
